Siddharth Jain, Inox Leisure Director, has bought a flat quadruplex in Worli, one of the top-class areas of Mumbai, for RS 144 Crore, documents accessed by Indextap shows.

This unit is a combination of flats on the 42st, 43, 44 and 46th floor at Raheja Legend at Dr. Annie Besant Road, documents show. The seller is Ashish S Raheja from Raheja Universal, said the document.

There are no responses from buyers and sellers.

The value of the unit agreement is Rs 144 Crore and stamp duty paid is Rs 7.2 Crore. This unit was registered on March 31, 2022, according to the document.

The total area built from the unit is 10,567 sq ft and is equipped with 12 car parking.

Local brokers said that the market price per square of these units was around Rs 1.4 lakh per sq ft.

Last month, Major PVR Film Exhibition Ltd. Ltd. has approved the incorporation scheme inox Leisure Ltd with the company. Post a merger, the Inox promoter will have 16.66 percent of the shares, while the PVR promoter will have 10.62 percent of the shares in the joint entity.

Raheja Legend is a premium condo complex from a real estate company, Raheja Universal, consisting of 47 floors. It was finished in 2011, said broker.

“This transaction is hard and clearly repeating our hypotheses that the luxury segment of Mumbai Tangguh on changes in stamp interest rates and market dynamics. Mumbai’s luxury house continues to see non-stop demand, especially considering limited supplies by class A developers in class A,” Abhishek said Kiran Gupta, Co-Founder and CEO, Cree Matrix.

In December last year, Sil Investments Ltd., a company based in Rajasthan, bought a luxury Duplex apartment overlooking the sea in Worli for RS 78 Crore from a local real estate company. Spreading more than 7,200 square feet (carpet area), the apartment is on the 37th floor and the 38th floor of Raheja Legend.

In May 2021, in one of the largest high-up offers in India, the promoters of Mumbai K CORP-based real estate decided to continue to have three floors of their Ritzy project, extending more than 60,000 sq ft and worth Rs 426 Crore. The project was named Artesia, a 45 stand-alone tower, located in Worli and had views of the Arabic Sea and Sea Bandra-Worli.

The sea view apartment is located on the 18th floor (according to larger Mumbai city companies) from Raheja Legend in Worli and equipped with six car parks.

Cricketer Virat Kohli and his wife Anushka Sharma previously rented an apartment on the 40th floor of the same building for RS 15 Lakh a month.

In August 2021, Shailesh Dalmia and his wife Natasha bought four luxury apartments by sea boat in the developer of Realty K Raheja High-rise Corp in the Worli Mumbai region for Rs 125 Crore.
